Manufactured homes are built to standard HUD building codes. Appraisal comparables are only against other HUD built homes (manufactured).
Modular homes are built to UBC or IRC code. These homes are appraised against comparable site-built homes and have a higher resale value. Typically UBC/IRC modular homes are taken off the frame and set on top of a foundation or basement. Building to UBC/IRC code is the same as a site-built home.
Mortgage lenders look more favorably at UBC/IRC modular homes.
